KC Port Authority Changes Riverfront Development Strategy

The Port Authority of Kansas City has decided to subdivide development of 45 acres it owns around Berkley Riverfront Park on the southern bank of the Missouri River. Cassidy Turley Commercial Real Estate Services had been hired to market the land in seven separate parcels, ranging from 1.5 acres to 14.5 acres.

Breaking the site up will allow several developers to participate in “incremental, organic development” of the land, Joe Perry, the authority’s vice president of real estate, said.

The introduction of riverfront gaming and the Isle of Capri casino provided funds for the design and development of Berkley Riverfront Park. But nothing has materialized on the adjacent ground, despite creation of several master plans for the area.

Perry said using a request for qualifications process to select a single master developer for a large site “is an old template that no longer works as well.”
