Two developers who last year scrapped a $320 million plan to redevelop the Metcalf South Shopping Center in Overland Park, Kan., have submitted new plans for an $80 million retail development on part of the same site.
Lane4 Property Group of Kansas City and the Kroenke Group of Columbia filed plans for the project, dubbed 95 Metcalf South. The proposal calls for 294,000 square feet of retail space anchored by a Lowe’s store. That would replace the 596,699 square feet of real estate to be demolished.
The new plan differs from its predecessor in several key ways: The footprint of the project would be smaller; it would be a retail-only development; it would not require rezoning; and the developers are not seeking incentives.
